Buying property abroad?
Don't take the risk.
Surveys are rarely standard practice in European markets — but the same defects, structural issues and hidden costs exist. Our RICS-qualified surveyors travel across France, Spain, Portugal, Italy and beyond to protect your investment before you commit.
Why you need a building survey when buying property abroad
In France, Spain, Portugal and much of Europe, it is not standard practice for buyers to commission a building survey. This doesn't mean properties are in better condition — it simply means problems go undetected until after you've signed. A survey by a RICS-qualified professional gives you the same protection abroad that UK buyers take for granted at home.
Hidden defects
Older European properties often have significant structural, damp or roofing issues that aren't disclosed — and aren't always visible without a professional inspection.
No buyer protection
In many European countries, once contracts are exchanged you have very limited legal recourse if defects emerge. A survey before purchase is your only real protection.
Renovation cost surprises
A beautiful French farmhouse or Spanish villa can hide costly renovation requirements. We identify issues so you can budget accurately and negotiate from a position of knowledge.
Unfamiliar building methods
Construction methods, materials and regulations vary significantly across Europe. Our surveyors have direct experience of international property and understand what to look for.
Currency & distance risk
Buying abroad often means making decisions quickly and remotely. A survey gives you the information to slow down, negotiate, or walk away before it's too late.
Peace of mind
Buying a home abroad is one of life's most exciting decisions. A survey means you can commit with complete confidence, knowing exactly what you're getting.
RICS property surveys across Europe — France, Spain, Portugal & beyond
We survey residential properties across Europe. Whether you're buying a renovation project or a ready-to-move-in home, our RICS-qualified team can travel at relatively short notice to carry out a thorough inspection.
Property surveys in France
From Normandy farmhouses to Provence villas, we survey all property types across France. Older stone buildings frequently have damp, structural and roofing issues that only a professional survey will reveal.
Property surveys in Spain
Coastal apartments, rural fincas and city properties across mainland Spain and the islands. We pay particular attention to sun damage, subsidence and drainage issues common in the region.
Property surveys in Portugal
Lisbon, the Algarve and beyond. Portugal's older building stock requires careful inspection — we identify the issues that local agents may not volunteer before sale.
Property surveys in Italy
Italian properties can be stunning but complex. We assess historic buildings, rural properties and apartments, flagging issues with ageing infrastructure and planning compliance.
Other European locations
Don't see your country listed? Get in touch — we consider international survey requests across Europe and beyond. If we can get there, we'll survey it.
New build snagging abroad
New build properties abroad carry their own risks. We carry out snagging and stage inspections to ensure your new build meets the standard you're paying for.
What our international building survey covers
Our international surveys follow the same rigorous RICS standards as our UK surveys. You receive a detailed written report with photographs, covering all key areas of the property.
Overall structural condition, roof coverings, roof spaces, chimney stacks and any signs of movement or instability.
Moisture meter readings throughout, rising damp, penetrating damp, condensation, drainage and evidence of leaks.
Internal and external walls checked for cracking, movement, subsidence and weathering — critical in older European buildings.
Visible defects, damage, and materials of concern such as asbestos or deteriorating finishes noted and explained.
Condition, functionality and security checked, including glazing condition and any signs of rot or deterioration.
Heating, plumbing and electrical systems observed (not tested) for visible concerns, age and condition.
Gardens, terraces, pools, outbuildings, boundaries and drainage all assessed as part of the inspection.
RICS-registered valuations provided alongside the survey report for mortgage or purchase purposes.

Frequently asked questions about international property surveys
Are there any hidden costs or expenses on top of the survey fee?

Do I need a survey when buying property abroad?
Yes — strongly recommended. While surveys are not standard practice in most European countries, the same property defects and risks exist as in the UK.
