Surveyors in Cobham

Buying in Cobham? Consider the building and the grounds together.

A refurbished kitchen tells you little about the roof above it, the extension behind it or the way rainwater drains from the plot. Our Cobham-based practice provides Level 2 and Level 3 pre-purchase surveys to help buyers understand accessible condition and repair priorities. We are based at The Long Barn, Cobham Park Road, Downside, KT11 3NE.

Elmbridge Council identifies the Cobham conservation area around Church Cobham and the River Mole, with separate designated areas including Plough Corner and The Tilt. That does not mean every Cobham address is protected or affected by flooding. Establish the exact property, its construction and its setting before deciding which checks matter.

Pre-purchase survey options

Choose for the property’s complexity, not its asking price.

01

Level 2 Home Survey

For a conventional house, bungalow or flat in reasonable condition, Level 2 may provide the information you need: condition ratings, significant visible defects and advice on repairs or further investigation. A high asking price does not automatically require Level 3. Equally, a recent refurbishment does not establish that the underlying building is straightforward.

02

Level 3 Building Survey

Level 3 is usually more useful for an older, substantially extended, unusual or neglected property, or where major changes are planned. It offers more detailed analysis of accessible construction, likely causes of defects and repair options. Share the floor plan and known alteration history so we can recommend a suitable scope before you commit.

Buying in Cobham

Four Cobham buying questions to investigate at the actual address.

Use these prompts where the features are present. They help connect the survey to the seller’s information, environmental searches and your plans without assuming that every local home shares the same risks.

What changed during the refurbishment?

If walls have been removed or an extension added, ask when and obtain available drawings. Connections between old and new roofs, walls and floors can be important. The survey considers visible construction and symptoms; it does not expose hidden steelwork. Your conveyancer should investigate approvals and completion documents separately.

What does the water information actually show?

For a riverside property or an address flagged by searches, review the Environment Agency’s area information, seller disclosures and insurance terms. The online map is not a prediction for an individual house. A survey can report visible moisture evidence, but cannot prove a property has never flooded or replace a specialist flood assessment.

Can you inspect beyond the landscaped frontage?

Raised paths, paved terraces and dense planting may conceal wall bases or affect the route of surface water. Ask for safe access around the house and to permanent outbuildings included in the instruction. Hidden areas remain limitations: a normal home survey does not lift landscaping or excavate foundations.

Do your intended repairs need permission?

If the home falls within a conservation area, is listed or has protected trees, check the relevant controls before budgeting for replacement windows, roof changes or tree removal. Elmbridge’s mapping is a useful starting point. A survey identifies condition concerns, not an entitlement to alter the building or its surroundings.

Your inspection brief

Give us a brief that includes the whole Cobham purchase.

  • Send the full address, sales particulars and floor plan, including garages and permanent outbuildings.
  • List known extensions, roof alterations and previous damp or movement investigations.
  • Describe your intended refurbishment and any concerns you noticed at the viewing.
  • Ask the seller for safe access to the loft, external walls and relevant drainage chambers.
  • Share material search findings with the appropriate adviser before exchange, not after completion.

Turn findings into a joined-up decision before exchange.

The surveyor assesses accessible physical condition within the agreed service. Your conveyancer checks title, searches, permissions and legal responsibilities. Flood specialists, engineers or drainage contractors may be needed for defined follow-up questions. Commissioning Level 3 does not combine all of these separate services into one visit.

After reading the report, identify urgent items, obtain suitable repair quotations and resolve significant limitations before you become legally committed where necessary. Tell us if your purchase timetable is tight so we can discuss inspection and report availability; do not assume they are the same date.

Questions before you book

Home survey questions for Cobham buyers.

Do I need Level 3 just because a Cobham house is expensive?

No. Construction, condition, alterations and your plans determine the appropriate inspection, rather than the asking price alone. A straightforward, well-maintained home may suit Level 2, while a cheaper but complex or deteriorated building may benefit from Level 3. Send the listing so we can discuss the actual property.

Does a Cobham address mean the property has a flood problem?

No. Investigate the individual address rather than applying a town-wide assumption. Environmental searches, seller information and insurance enquiries should be considered together. The Environment Agency service describes area-level risk; neither a clear-looking interior nor a dry survey day guarantees that a particular home is unaffected.

Can the survey include my planned garage conversion?

Tell us about the proposal before booking. We can consider relevant visible condition and flag matters needing further advice within the agreed scope. A pre-purchase survey is not a conversion design, structural calculation or confirmation of permission. Those may require an architect, engineer and the relevant local-authority checks.
