🇵🇹 From Lisbon's Landmarks to Your Holiday Home Abroad: What We Noticed Between the Beauty and the Cracks

There's something undeniably magical about Lisbon. The terracotta rooftops, the shimmer of the Tagus, the sound of fado drifting through cobbled alleyways — it's the kind of city that makes people stop mid-stroll and think: I could live here.

And increasingly, many of our clients are doing exactly that.

Historic masonry in Lisbon's old city, beautiful, but telling a story of its own.

We recently spent time in Lisbon, and while we were there to soak up the culture like any visitor, we couldn't quite switch off the surveyor's eye. Wandering through the historic Baixa and Alfama districts, what struck us, alongside the grandeur, was the cracking. Not dramatic, collapse-imminent cracking. But the kind of quiet, persistent movement within ancient masonry that speaks volumes to a trained eye.

Cracks and hairline fractures tracing their way through centuries-old limestone. Patches where render had been applied over older render, masking whatever lay beneath. These are the hallmarks of structures that have lived long, settled repeatedly, and absorbed the stresses of time, including the seismic activity that Portugal is no stranger to.

It's fascinating history. But it's also a reminder.

The iconic Arco da Rua Augusta, a masterpiece of neoclassical grandeur, and a reminder that even the most celebrated structures carry the marks of time.

Buying Abroad? Here's What Most Buyers Overlook

If you're considering purchasing a holiday home, whether in Portugal, Spain, France, Italy, or elsewhere in Europe, the excitement of the search can sometimes overshadow the due diligence. Local estate agents are brilliant at selling the dream. What they can't always offer is an independent, qualified assessment of what you're actually buying into structurally.

That's where we come in.

We offer overseas property surveys for clients purchasing holiday homes and investment properties abroad. Whether it's a charming Lisbon apartment with original azulejo tiles, a crumbling farmhouse in the Alentejo, or a coastal villa on the Algarve, we can arrange a thorough inspection carried out by a qualified surveyor, giving you the confidence to proceed (or the information to renegotiate or walk away). What We Look For

In historic European properties especially, our surveys pay close attention to:

  • Structural cracking — distinguishing cosmetic surface cracks from movement that signals deeper foundation or subsidence issues

  • Damp and water ingress — a particular concern in older stone buildings with solid walls and no cavity

  • Roof condition — traditional terracotta and clay tile roofs can look beautiful while quietly failing

  • Seismic considerations — especially relevant across the Iberian Peninsula

  • Evidence of previous repairs — and whether those repairs have actually addressed the underlying problem

A good survey doesn't just protect you financially. It gives you a realistic picture of ongoing maintenance costs, something that's easy to underestimate when you're bowled over by a sun-drenched courtyard.

Don't Let the Dream Become a Drain

We've spoken to enough buyers who've purchased abroad without a survey to know how the story can go. An undisclosed damp problem. A roof that needed replacing within the first year. Cracking that turned out to be active movement rather than historic settling. These aren't rare horror stories, they're genuinely common outcomes when due diligence gets skipped in the rush of an overseas purchase.

Your holiday home should be a source of joy, not an ongoing source of stress and unexpected bills.
