Country houses and larger homes

Agree the whole inspection brief before choosing a survey.

A large purchase may include a main house, annexe, garages, substantial grounds and private service arrangements. The number of bedrooms alone does not define the work. We discuss the footprint, construction, buildings included and your plans before confirming a Level 3 survey scope and quotation.

Surrey Surveyors is an RICS-regulated practice based in Cobham. Send the address, sales particulars, floor plan, known concerns and your intended changes. We will discuss the appropriate survey level, inspection footprint and any specialist input before confirming a quotation.

Pre-purchase survey options

Choose a report that answers your buying questions.

01

Level 2 Home Survey

A Level 2 Home Survey is generally appropriate for a conventionally built property in reasonable condition. It reports on accessible condition, identifies significant issues and explains where further advice is needed. For your Country houses and larger homes purchase, tell us about extensions, unusual materials or known defects before choosing this level.

02

Level 3 Building Survey

A Level 3 Building Survey is generally more suitable for an older, substantially altered, unusual or visibly deteriorated home. It provides more detailed condition advice and considers causes, repair priorities and implications within the agreed scope. It remains non-invasive: concealed parts and inaccessible areas are not automatically verified.

Compare costs and scope

Use our quote checklist to compare Level 2 and Level 3 fees on the same basis, including access, outbuildings, exclusions and any separate specialist work.

Questions to settle before you instruct a survey.

Use these points to agree scope and plan any separate investigations. The right advice follows the actual property and the evidence available.

Separate buildings and boundaries

Provide a plan marking the structures to include. Outbuildings, retaining walls or extensive land can require additional time or a separately agreed brief. Establish which features are inspected and which are excluded, rather than assume the entire estate is automatically covered.

Private drainage and water

Where private services are present, request records, maintenance history and appropriate specialist checks. A visual home survey does not test water quality, establish underground drainage condition or certify treatment capacity and compliance.

Specialist plant and access

List lifts, pools, heat pumps, automated systems or other equipment important to the purchase. Operational testing is separate from a home survey. Multiple roofs and high-level features may also require carefully planned safe access and further investigation.

Your inspection brief

What to send with your enquiry

  • The full address, sales particulars, tenure and floor plan, including any separate buildings.
  • Tell us about separate buildings and boundaries where relevant, including known problems and available records.
  • Tell us about private drainage and water where relevant, including known problems and available records.
  • Your intended alterations, purchase timetable and any restrictions on internal, roof-space or external access.

Turn findings into decisions before committing.

Read the report’s limitations alongside its recommendations. Ask which concerns need investigation before exchange, which are maintenance items and which may change your budget. A home survey does not test electrical or gas installations, establish legal title or provide a guarantee against hidden defects. Specialist testing should follow the evidence and agreed recommendations.

Your conveyancer should check permissions, ownership, access rights and the relevant searches. Obtain repair quotations where a significant issue affects the buying decision. Ask us to explain any unclear finding rather than assume a condition rating is a repair price or a reason on its own to withdraw.

Questions before you book

Questions about your purchase.

Is a Level 3 survey always required?

It is often suitable for older, altered or complex buildings, but the appropriate service must be agreed for the individual property. Send the listing, construction details, known concerns and intended changes before deciding.

Does the survey include specialist testing?

No. The home survey is non-invasive and follows the agreed scope. Drainage investigations, services testing, conservation repair design or engineering assessments may need separate appointments where relevant.

What should I send to obtain a quotation?

Provide the address, listing and floor plan, tenure, known problems, alterations, access restrictions and a list of separate buildings or outside structures you want considered.
