How much should you budget for a home survey?
There is no fixed RICS tariff for a Level 2 or Level 3 survey. The useful price is a written quotation for the actual property and service. A larger or more complex inspection generally costs more, but comparing only the headline fee can miss differences in buildings covered, inspection access and follow-up advice.
RICS describes home-survey fees as variable, with basic services starting in the hundreds of pounds and some bespoke Level 3 services exceeding £1,000. That is broad consumer context, not a Surrey Surveyors price list or a quote for your home. Ask us for an inclusive quotation based on the address and listing.
Level 2 and Level 3: what are you paying for?
| Question | Level 2 Home Survey | Level 3 Building Survey |
|---|---|---|
| Typical fit | Conventional construction in reasonable condition. | Older, unusual, substantially altered or more complex property. |
| Report emphasis | Accessible condition, significant problems and advice on further enquiries. | More detailed explanation of condition, likely causes and repair implications within scope. |
| Why the fee can differ | Size, construction, access and the inspection required. | Additional inspection and reporting complexity, extent of alterations and agreed service. |
| Important limit | Non-invasive; does not expose hidden construction or test services. | Also non-invasive; greater detail is not a guarantee that concealed defects will be found. |
Choose the appropriate service before comparing fees. Paying less for an unsuitable level can leave important questions unanswered. Paying for a more detailed level when it adds little for that particular home is not automatically better value.
Six details that make quotations comparable
- Footprint and buildings: send a floor plan and identify an annexe, garage or other structure you expect to be covered.
- Age and materials: describe traditional, unusual or non-standard construction where known.
- Alterations: mention loft conversions, extensions and removed walls, even where the house has been recently decorated.
- Access: explain restrictions to roof spaces, common areas, elevations or private land.
- Deliverables: ask what report, photographs and follow-up discussion are included, and confirm the expected reporting timescale.
- Total payable: confirm the amount inclusive of any applicable VAT and any agreed additional charges.
What can sit outside the survey fee?
Electrical and gas testing, a CCTV drainage inspection, engineering calculations or a specialist assessment may require a separate appointment. Do not assume that services being described in the report means they have been tested. Ask what evidence would trigger a recommendation for extra investigation and whether that work should happen before exchange.
A valuation is also a separate question. A lender’s valuation protects the lender’s lending decision; it does not replace a condition survey. If you want valuation advice, confirm that it is explicitly included in the quoted service rather than infer it from the words “homebuyer report”.
A practical example of comparing two quotes
Illustrative scenario, not a client case: one quotation covers a main house only; another includes the detached annexe. The second is higher, but the prices are not yet comparable. Ask both firms to describe the same buildings, inspection level, exclusions and follow-up. Then compare the total and decide which service answers your buying questions.

Questions buyers ask
Does a Level 3 survey always cost more?
It generally involves more detailed inspection and reporting, but the property and agreed scope determine the quotation. Compare like-for-like services rather than assume a universal price gap.
Is a survey fee the same as a repair budget?
No. A survey fee pays for the agreed inspection and report. Repair costs depend on the findings and may require contractor quotations or further investigation.
Can I obtain a quote before deciding which level to choose?
Yes. Send the listing, address, known issues and your plans. Discuss suitability first so the quotation refers to the service the property needs.
