Check the individual and the firm separately
When choosing a surveyor, professional initials and a firm’s regulated status answer different questions. The individual’s membership grade concerns that person. Firm regulation concerns the practice. Neither a logo nor a company description tells you on its own who will inspect your property, what experience they have or who is responsible for the report.
The practical approach is to verify the relevant details and agree the service. Ask for the name of the inspecting surveyor, their membership and relevant experience, and the arrangements for responsibility and supervision where applicable.
What the common initials mean
| Term | Meaning | Buyer’s check |
|---|---|---|
| MRICS | Chartered Member of RICS. | Check the individual’s current membership and experience relevant to your property. |
| FRICS | Fellow of RICS; a chartered membership grade. | Check the service being offered and relevant experience rather than relying only on the initials. |
| AssocRICS | Associate Member of RICS; not the chartered membership grade. | Ask about competence for the agreed service and any responsibility or supervision arrangements. |
| RICS-regulated firm | A practice subject to RICS firm regulation. | Verify the firm separately and establish who undertakes and takes responsibility for the work. |
Do not describe every person working at a regulated practice as chartered. Membership grades belong to individuals, and firms can have staff at different stages of professional development.
Can an Associate provide a home survey?
RICS states that its Home Survey report licences are available to AssocRICS, MRICS and FRICS members with appropriate surveying experience. This makes relevant competence and the agreed service important alongside the membership grade. It does not mean every member is suited to every building or specialist instruction.
For an older or unusual property, ask specifically about experience with the construction and issues involved. A traditionally built house, listed property or large home with private services can require a carefully defined brief and, where appropriate, separate specialist input.
Six questions to ask before you book
- Who is expected to inspect the property, and what relevant membership and experience do they have?
- Who takes professional responsibility for the report, and how are any supervision arrangements handled?
- Why is Level 2 or Level 3 suitable for this particular building?
- Which buildings, common parts and external features are included, and what access is required?
- What report and follow-up discussion will I receive, and on what timetable?
- What are the terms, insurance arrangements and complaints procedure for the instruction?
A membership check does not replace a scope check
A properly identified professional can still be instructed for a service that does not answer your question. A mortgage valuation, condition survey, engineering investigation and specialist test serve different purposes. Read the written quotation and service description before assuming that a qualification means every service is included.
If a report is important to a purchase decision, establish who the client is and who may rely on it. A seller’s report or a document forwarded by an agent should not automatically be treated as your own instruction. Ask the practice to explain the position before relying on it.
Choosing Surrey Surveyors

Questions buyers ask
Does RICS regulation mean all staff are MRICS?
No. Firm regulation and individual membership are different. Ask who will inspect, their qualifications and experience, and who takes responsibility for the report.
Is AssocRICS the same as chartered?
No. AssocRICS is the Associate grade. MRICS and FRICS are chartered membership grades. Relevant competence for the agreed service also matters.
Should I check a firm as well as a person?
Yes. Verify the firm’s status and the relevant individual’s details separately. Then agree the scope, deliverables, responsibility and terms of your instruction.
